Again, she was strategic and absolutely great! She gave us advice on how to make our place shine and was on top of the all the marketing before and after our property went on the market. She was also flexible with our timeline and made sure we were in the best possible position to get a quick closing. We ended up getting a great offer on our place the day after it went on the market. So we got in touch with Kathy every early on in the process. Actually about a year early. We explained to her that we plan to buy a new house in this area next year and sell our current house at the same time. Kathy was very patient and listened to our plan and needs. She didn't put us on the back of her list because we were not the "immediate" customers. She treated us like family and friends and started offering her knowledge and expertise well before we decided to work with her and signed the actual contract. We talked to a couple of other real estate agents and some work for big names. But we eventually decided to work with Kathy because we felt that for the amount of details and attention we need (especially my husband needs it), we are more likely to get it from Kathy. We made the right choice. Kathy started to help when we did the renovation work with the current house to get it ready for sale. She introduced us to a renovation firm that she has always been working with and they helped us renovate two bathrooms with very reasonable price and satisfying workmanship. They will continue to help us to complete the rest of the work to make the house ready. Kathy also introduced us to the lender she has been working with, who is also very reachable, responsive, knowledgeable and reliable. Given the amount of work a loan application usually takes, I would say his help has made the process as much easy and smooth for us as possible. She just shared with us three moving companies she has worked with and received positive feedbacks. We decided to move with one of them after receiving the quote. Looks like another good reference! So basically, Kathy knows people and has the whole team ready to help you during this rather exhausting process. Too bad Kathy doesn’t do packing for us! But she helps in every other step of our way to the dream home. Kathy is also a good communicator and a tough negotiator at the same time. She let us decide what we want and at which price we ask for what we want, but she takes care of the rest. There were several rounds of negotiation with the seller on the price and the terms. I don’t know what exactly she said and how she said it, but she kept the conversation going, when there is another competing bid. It takes a lot of skills to convey a message of willing to work with the other party while stick to your own agenda as well, so we don’t overpay to win the deal. She has such skills and she made it. I am sure she presented our case well to make sellers feel the same way and eventually decided to work with us to finalize the sale. She follows up with contingency and knows the details of the house and the contract addendums as well as us. She won’t let us down. So we knew she is good. But we didn’t know she is THAT good until she sold our house, in four days, at a price much higher than our listing price! We live in a highly sought-after neighborhood because of the school district and everyone told us that we won’t have a problem selling the house. But we didn’t take it lightly. In my opinion, even in the so-called seller’s market, sellers experience a fair amount of anxiety as much as, if not more than, the buyers. Is our house ready for sale? It is an old house and it seems that there is a lot that can be done. How much should we spend on renovation and fixing it up? Can we get our money back? And when it is the time for sale, how much should we ask initially? The recent prices sold in our neighborhood didn’t look as great as I expected. What will happen to ours? And finally, thank god! There are offers! Where is the market price and how should we find it out without losing the potential bidders? These two buyers came with similar offers and whom should we go with eventually? What if they had cold feet and walked away before closing? Then we need to go through it again! We were lucky to have Kathy with us during this whole process. Kathy engaged in the process as early as one year before we started looking for a new house and then putting the old one on the market. She educated us about a reasonable expectation when it comes to renovation and helped us find the right people to do the work. We literally needed to worry about nothing during the renovation process. She worked like a project manager to put pieces together and set the timeline right.
